85-unit Ranchos project goes before planning commissioners

An 85-unit project on the east side of the Gardnerville Ranchos is scheduled to go before planning commissioners 1 p.m. Tuesday.

The project has been delayed twice so far, but as of Friday was still on the agenda.

Applicants Keith Serpa and Sam Landis are seeking a planned development that will allow for the reduction in lot sizes, a subdivision map and a zoning map amendment to change the zoning from forest and range to single family residential.

Neighbors’ concerns about the project involve the traffic congestion at one of the busiest intersections in Carson Valley.

Highway 395 and Riverview is one of the main entrances to the Valley’s largest single community. The project is also at the main entrance to Dresslerville.

Those issues prompted planning officials to seek the first delay in September. A noticing issue caused the second delay in November.

The site is located north of Dresslerville and Main River, which is the main access to the Washoe Tribe community.

Because the property is a receiving area, owners must obtain development rights to build 84 of the proposed 85 units. Under the proposal the project would be built in three phases with final completion Dec. 31, 2030.
