Please take notice that the private sale of real

property and the hearing before the Court

to confirm the private sale of the Decedent’s

property located in Douglas County, Nevada

will take place on the 5 day of April, 2022, at

the hour of 1:30 p.m. at the Judicial and Law

Enforcement Center located at 1038 Buckeye

Road, Minden, Nevada, 89423, in Department

I thereof. The Decedent’s property is

described as 4055 Sunrise Court, Wellington,

Nevada 89444; Douglas County, Nevada

Assessor’s Parcel Number: 1022-14-001-009.

The Administrator will sell all of the rights,

title and interest of ROBERT LEE KELLY,

Decedent, that the estate has acquired by

operation of law or otherwise. At the sale the

person presenting the highest offer to purchase

the property will be selected, and after

selection submitted to the Court for confirmation

or approval of the sale.

All purchasers are notified that the Court must

confirm the sale after being satisfied that it

does not appear that a sum exceeding the bid

by at least Five Thousand Dollars ($5,000.00)

may be obtained.

The Court will conduct a hearing at or immediately

after the sale to confirm the highest

bid offered.

The sale will be made on the following terms:

Purchase price: $110,000.00

Deposit: $ 1,000.00

Escrow Costs: 50% Seller/50% Buyer

Appraisal Fee: Paid by Seller

Balance of Cash Down: $109,000.00

Title Insurance: Owner’s Policy paid by Seller

Lender’s Policy paid by Buyer

Offer is an “as is, court approved sale”; no

warranties or guaranties.

Buyers to pay for all inspections desired.

Escrow to close on or before April 25, 2022.

Bids or offers are invited for said property to

and including 1:30 p.m. on 5 April 2022.

The Administrator of the Estate reserves the

right to accept or reject any and all bids.
