Matter of the Estates of Norman Philip Rossman and Catherine Ellen Rossman; Please take notice that the private sale of real property and
the hearing before the Court to confirm the private sale of the Decedents’ property located in Douglas County, Nevada will take place on the 16th day of May, 2022, at the hour of 1:30 p.m.
at the Judicial and Law Enforcement Center located at 1038 Buckeye Road, Minden, Nevada, 89423, in Department II thereof. The Decedents’ property is described as 1781 Fish Springs Road, Gardnerville, Nevada 89410; Douglas County, Nevada Assessor’s Parcel Number: 1220-02-001-015. The Administratrix will sell all of the rights, title and interest of NORMAN PHILIP ROSSMAN and CATHERINE ELLEN ROSSMAN, Decedents, that the estate has acquired by operation of law or otherwise. At the sale the person presenting the highest offer to purchase the property will be selected, and after selection submitted to the Court for confirmation or approval of the sale.
All purchasers are notified that the Court must confirm the sale after being satisfied that it does not appear that a sum exceeding the bid by at least Five Thousand Dollars ($5,000.00) may be obtained.
The Court will conduct a hearing at or immediately after the sale to confirm the highest bid offered.

Purchase price: $950,000.00
Deposit: $2,500.00
Escrow Costs: 50% Seller/50% Buyer
Transfer Tax: 50% Seller/50% Buyer
Appraisal Fee: Paid by Buyer
Balance of Cash Down $167,500.00
Title Insurance: Owners Policy paid by Seller
Lenders Policy paid by Buyer
Offer is an “as is, court approved sale”; no warranties or guaranties.
Buyers to pay for all inspections desired.
Escrow to close within 40 days of Court Approval.
Bids or offers are invited for said property to and including 1:30 p.m. on 16 May 2022.
The General Administratrix of the Estate reserves the right to accept or reject any and all bids.
