Cottage construction begins in Ranchos

Construction is under way on a senior gated community of 59 units in the Gardnerville Ranchos.

Job's Peak Cottages by Heritage Nevada Senior Gated Communities is the project by Kit Carson Development and sold by Dick McCole of RE/MAX Realty and Peggy Reavis of Realty Executives.

Marketing coordinator Annette Brooks said they are now taking reservations on the first of 12 homes available.

"There's open space and incredible views of Jobs Peak, but every home is going to have a view," said Brooks.

Job's Peak Cottages is a gated community for seniors 55 years and older.

There are six house plans each with three different exterior looks of 1,378 to 2,039 square feet with prices starting at $399,000.

"You get the footprint of the house and six feet on either side and 10 feet in back and the rest is common area - all open and not fenced," said Brooks.

Putting greens, grass and snow removal are all maintained by the homeowner's association. Pets are allowed and guest parking will be available. Two retention ponds are included in the landscaping.

"What's unique about the cottages is that they're energy efficient," said Brooks. "The houses are made with Logix brand insulated concrete forms and Low-E energy-efficient windows are standard. With the combination of all the features, the R-factor is an equivalent of R-50. The houses are insulated from the ground up."

All units include GE Profile Energy Star appliances.

"In most developments they're an upgrade but are standard here," said Brooks.

Three model homes will be completed by August and once the first phase of 12 cottages are sold, they're on to the next release until all 59 cottages are sold.

Currently under construction as part of the project is Ellington Manor, partnered with Sierra Assisted Living Foundation.

Ellington Manor is two buildings of 24 total units ofstudio apartments with common dining and living areas.

Also planned in the gated community is a three-story 140-unit multi-family residential building with subterranean parking. The multi-family building includes a clubhouse, two Jacuzzis and daily van service to places such as the Carson Valley Swim Center and the Carson Valley Inn.

In front of the multi-family building is a commercially-zoned area for a 20,000 square foot office building and room in the future for other commercial buildings such restaurants and businesses. Nothing has been set yet

"We're hoping to have the 59 Job's Peak Cottages completed within two years," she said. "We're expecting three years until the multi-family is complete. Five years total but we're hoping sooner," said Brooks.

The Job's Peak Cottage information center is at 1227 Kimmerling Road in the Ranchos. They are open from 10 a.m. to 4 p.m. Monday through Friday and weekends by appointment. It's recommended to contact Annette Brooks at 265-1177 first.
