NOTICE OF PRIVATE SALE; NOTICE OF HEARING TO CONFIRM 

SALE OF REAL PROPERTY 

PLEASE TAKE NOTICE that STEPHEN WALSH, The Douglas County Public Administrator, and Court Appointed Administrator of the Estate of DAVID M. CAMPBELL, filed in the above-entitled Court to Confirm the Sale of the Decedent’s Real Property located in Douglas County, Nevada. A Hearing on these Matters has been set for the 26th day of March, 2024, at 1:30 p.m. at the Courthouse of the above-entitled Court. The Decedent’s property is described as 640 Carmel Way, Gardnerville, Nevada, 89460; Douglas County Nevada. Assessor’s Parcel Number: 1220-21-810-236. The Administrator will sell all of the Rights, Title, and Interest of DAVID M. CAMPBELL, Decedent, that the Estate has acquired by operation of the law or otherwise. At the sale the Person presenting the highest offer to purchase the property will be selected, and after the selection submitted to the Court for confirmation or approval of sale. 

All purchasers are notified that the Court must confirm the sale after being satisfied that it does not appear that a sum exceeding the bid by at least Five Thousand Dollars ($5,000.00) may be obtained. The Court will conduct a Hearing at or immediately after the sale to confirm the highest bid offered. See NRS 148.220. 

The sale will be made on the following terms: 

Purchase Price: $385,000.00 

Deposit: $2,000.00 

Escrow Costs: 50% Seller / 50% Buyer 

Transfer Costs: 50% Seller / 50% Buyer 

Balance Cash Down $0.00 

Title Insurance: Owner’s Policy (split equally) / Lender’s Policy paid by Buyer. 

Appraisal completed by Professional Comparative Market Analysis. (property distressed) Offer is an “AS IS, Court Approved Sale”; no warranties or guaranties. Buyer to pay for all inspections desired. 

Escrow to close within 14 days of Court Confirmed Order. 

Bids or offers are invited for said property up to and including 1:30 p.m. on the 26th day of March, 2024. The Administrator of the Estate reserves the right to accept or reject any and all bids.
