Minden OKs review of multifamily project

A 94-unit multifamily complex proposed for Minden off Ironwood Drive received conditional approval from town board members on Wednesday.

Villagio Park is located on 5.93 acres between Monte Vista Avenue and Lucerne just south of La Costa.

The site was one of those multifamily residential projects approved in 2017. Prior to that approval, the project would have required a quarter being developed as commercial space. 

The specific plan for the site was updated in 2018.

Wednesday’s major design review was likely the last public hearing on the project, which will now go for an administrative review.

According to the town, roadways leading to the project have been finished and the site has been graded.

Access to the project is through Monte Vista Avenue and Lucerne Street. A 25-foot landscaped greenbelt will be on all three sides with open space to the north. 

The project will include a 2,000-square-foot clubhouse at the Monte Vista entry and a dog park for residents on the northeast corner.

According to plans submitted to the town, the apartments will be 728-1,300-square feet in size in 10 separate two-story buildings with an internal driveway. Apartments will be a mix of one-, two- and three-bedrooms.

Parking will be in the center of the site and include 210 open spaces.

“Villagio Park is expected to fill a much-needed demand for housing within the Minden-Gardnerville area and serves to diversify the residential offerings in the area,” according to the town.

Another multifamily project is underway in Gardnerville, where grading has been conducted south of the old Scolari’s shopping center.

An even older multifamily project on the site of Gardnerville’s former car lot near the S-curve has seen some activity in recent months. All of the original approvals for these projects were five years or more ago.
