RETURN OF SALE OF REAL 

PROPERTY, PETITION FOR 

CONFIRMATION, AND APPROVAL 

FOR COSTS 

NOTICE IS HEREBY GIVEN that JANICE A. ELLIS, having filed in this Court her 

Verified Return of Sale of Real Property, Petition for Confirmation, and Approval for Costs for the Estate of Berton R. Combos, Deceased, is requesting an Order authorizing the following: 

1. Authorization to sell the estate’s interest in that certain real property located at 669 Long 

Valley Rd., Gardnerville, NV 89460 and further described as all that certain real property situate in the County of Douglas, State of Nevada, being Assessor’s Parcel Number 1220-22-310-145, specifically described as: 

LOT 738, AS SHOWN ON THE MAP OF 

GARDNERVILLE RANCHOS UNIT NO. 7, 

FILED FOR RECORD IN THE OFFICE 

OF THE COUNTY RECORDER OF 

DOUGLAS COUNTY, NEVADA ON MARCH 

27, 1974 AS DOCUMENT NO. 72456. 

PARCEL ID: 1220-22-310-145 

PROPERTY ADDRESS: 669 LONG 

VALLEY ROAD 

2. Confirmation of sale of the foregoing described real property and improvements to 

Grace L. Strachan, Scotty Donald James Strachan and Anthea M. Strachan for a total purchase price of $425,000 at close of escrow and on the further terms and conditions more particularly described in the Petition. 

The proposed sale of real property must be confirmed by this Court before escrow may 

close and title may pass to the Buyer. An appraisal of the real property is included in the 

Inventory on file with the Court. 

Persons desiring to bid on the fee interest of the estate in the property are notified to 

appear at the time and place listed below and bid an amount of $5,000 or more in excess of the stated purchase price of $425,000.00. 

A hearing on the petition has been fixed by the Court for January 17, 2023 at 1:30 p.m. in 

Department I at the Courthouse located at 1038 Buckeye Rd., Minden, Nevada 89423; and all persons interested in the estate are notified then and there to appear and show cause, if any they have, why the sale of real property, confirmation and approval of costs should not be approved.
