Wal-Mart buys Douglas land
The Wal-Mart Corp. on Friday bought 13 acres just south of the Carson-Douglas line.
The property, which was owned by Capitol Courts and Edgar “Red” Roberts, was sold entirely to Roberts for $1.85 million on Friday, who sold it outright hours later to Wal-Mart for $3.5 million, Douglas County Recorder Linda Slater confirmed.
Rumors have swirled for months that the retail giant is planning to relocate or build a store in Douglas County.
“We are really excited about this,” said Douglas County Commissioner Kelly Kite. “It is something that we’ve been working on for some time.”
The deal, which has been kept quiet for about three months, came after negotiations with the property owner, Wal-Mart and Douglas County, Kite said.
“It is going to be a big boost to our sales tax income,” Kite said.
The Douglas County Community Development Department approved a proposed design in December for a shopping center that would include a 223,901-square-foot store, a gas station and five smaller building pads.
The total area of development under the proposal OK’d by Community Development is 21.5 acres of 38 acres west of Highway 395.
Four parcels that surround the Wal-Mart property could also be part of the transaction, but had not been recorded Friday, Slater said.
The area is now occupied by Gross Circle and includes a fitness center and warehouses.
According to documents submitted to Community Development, the structures would be demolished in favor of the shopping center. The land is zoned for commercial use.
If a shopping center is built, some new access roads will be required. Vista Grande Boulevard would be extended north from Jacks Valley Road and Topsy Lane would be rebuilt to serve the project, Community Development Director Bob Nunes said in January.
County plans ultimately call for Vista Grande to extend to Old Clear Creek Road, Nunes said.
“We’re happy to see them coming,” said Kite, who represents the north county district. “It has been a long wait.”
