Firm seeks condos off Toler Road
H&S Construction wants a zoning change to build a 292-unit condominium complex on 46 acres off of Toler Road, just north of Stodick Park and west of the planned Muller Parkway.
The site totals 64 acres. For this project, the zoning change request would convert 32 acres from agricultural 19-acre minimum parcel size to multi-family residential and public facility.
The issue will be considered at the Douglas County commissioners meeting Thursday.
Douglas County’s planning commission has recommended approval of the project with a few caveats:
H&S should be required to dedicate the property originally set aside for an RV parking area to the parks and recreation service department for future expansion of Stodick Park. In addition to setting a timetable for construction of their portion of Muller Parkway, H&S would also be required to transfer 288 development rights to complete the project.
Plans include the dedication of six acres for expansion of Stodick Park and another six acres for development of Muller Parkway. Almost 18 acres, will be designated rural residential with a minimum 5-acre parcel size.
Residents of neighboring Stonegate Court and Orchard Road have expressed concerns about a number of issues, including the height of the units and the potential impacts to viewsheds.
