and Estate of Mario J. Chalhoub, an Adult
Protected Person: Notice is hereby given that
a private sale of real property and the hearing
before the Court to confirm the private sale
of the Protected Person’s property located
in Douglas County, Nevada will take place
on the 25th day of March, 2025 the hour of
1:30 p.m. at the Ninth Judicial District Court
located at 1038 Buckeye Road, Minden,
Nevada 89423, in Department I. The property
is described as 1053 Pinion Pine Drive,
Minden, Nevada, Douglas County Assessor’s
Parcel No.: 1320-29-119-023. Nicole Thomas,
Public Guardian, as Trustee of the Mario
Joseph Chalhoub Trust Agreement, created
by Agreement dated October 6, 2010 (“Trust”),
will sell all rights, title and interest of Mario
J. Chalhoub, an Adult Protected Person
and original Grantor of the Trust, that the
estate has acquired by operation of law or
otherwise. At the sale the person presenting
the highest offer to purchase the property will
be selected, and after selection submitted to
the Court for confirmation or approval of sale.
All purchasers are notified that the Court must
confirm the sale after being satisfied that it
does not appear that a sum exceeding the bid
by at least $5,000.00 may be obtained. The
Court will conduct a hearing at or immediately
after the sale to confirm the highest bid
offered. See NRS 148.220.
The same will be made on the following terms:
Purchase Price: $425,000.00
Deposit: $10,000.00
Escrow Costs: 50% Seller/50% Buyer
Transfer Tax: 50% Seller/50% Buyer
Appraisal Fee: Paid by Buyer
Balance of Cash Down $90,000.00
Title Insurance: Owner’s Policy
paid by Seller
Offer is “court approved sale”; no warranties
or guaranties.
Buyers to pay for all inspections desired.
Property is sold “as is”.
Escrow to close within 10 days of court
approval.
Bids or offers are invited for said property
to and include 1:30 p.m. on the 25th day of
March, 2025.
