The $12 million sale of a Clear Creek home set the record for the highest price residential transaction outside the Lake Tahoe Basin, according to The Mike Dunn Group and Chase International.

The price of the Tesla-powered home located at 3532 Knob Point Trail easily beats the previous record for the project, which is down to its last phase, some two dozen years after its approval. The previous record was $9.6 million in 2023.

The home was purchased by Clear Creek View LLC, whose registered agent is Aguirre Riley out of Reno.

On May 15, Douglas County commissioners approved a modification for the final phase of the project, reducing it from 19 to six units.

Eight of the project’s nine phases have been recorded and as of mid-May, 332 of the lots were sold and 154 homes were either built or under construction.

The county approval was the second in two years after approving a tentative map in August 2024 that established the 19 units. The project requires the transfer of development rights.

Located along Highway 50 overlooking Jacks Valley, the project is on the former Schneider Ranch was first proposed in 2000.

Residents of Alpine View opposed the project, filing a lawsuit to stop it that required county commissioners to vote a second time to approve receiving area on the property on June 3, 2004.

Originally proposed for 366 homes, the 1,576-acre project ended up with 384 homes, including 18 that were originally time shares.
