The number of home sales increased in the third quarter of 2013 to levels that haven’t been seen since the second quarter of 2006.
According to the Douglas County Assessor’s Office, 244 homes were sold in the quarter ending Sept. 30, just one fewer than the 245 homes sold in the quarter ending June 30, 2006.
But when it comes to median and average sales prices, the comparison falls down completely. The median sales price of a home in the East Fork Township was $260,000, and the average sales price was $293,767 .
While up compared to recent years, both numbers are far below the peak median price of $412,000 recorded in the third quarter of 2005. The peak median price in the last decade was $484,261, in the third quarter of 2006, according to the assessor’s office.
The number of homes sold in the third quarter at Lake Tahoe was also up, hitting 43, making it the fifth best quarter in the past 10 years. Median sales price for those homes was $710,000, the highest level since fourth quarter 2007. The average sales price was $1.01 million down showing a decrease from the year’s peak of $1.085 million in the first quarter.
