Motorists may have noticed a lot of construction at the corner of Lucerne Street and Highway 395, with new buildings taking shape over the last few months.
At full build-out Minden Village will include 15 businesses, a charter school, an office building, a health spa and 50 homes.
"Progress has moved steadily throughout the whole year," said project developer Kevin A. Coleman, owner of K&S Properties.
The Business Bank of Nevada building, visible from Highway 395, will be one of the first to open before the end of the year. Other businesses scheduled to open by late 2004 or early 2005 are Cold Stone Creamery, A.G. Edwards, Movie Gallery, Quiznos Sub, a sushi bar, a dentist, a doctor, a mortgage company, a grocery store, Domino's Pizza and an Internet café.
The charter school, Sierra Crest Academy, is already up and running.
"We have businesses that should be open this year and continue on through the first quarter of next year," said Coleman.
The development is attracting both new and established businesses, according to Coleman.
Many of the businesses are now leasing space in other buildings throughout town, according to Sally Reyes, Coleman's assistant.
"They're able to purchase and own a building for less than they were paying for rent," Reyes said. "Now you own, have an investment and have a tax write-off."
"We have businesses that should be open this year and continue on through the first quarter of next year," said Coleman.

Coleman said he planned the development based on what Minden residents said they wanted and feels he has succeeded since more than 90 percent of the buildings have already sold.
He credited the success of the project to the people of the town of Minden for putting in the time to research, write and publish the book, "Minden Plan for Prosperity" published in Oct. 2002.
"The Town of Minden spent months and months putting together their prosperity book," said Coleman. "It was purely their wish list. I told them this is what I saw you want. It's pretty cool because it was."
The project spans over 18 acres and extends the entire length of Lucerne Avenue from Highway 395 to the Windhaven subdivision.
The housing tract, named Heartstone, will be a mix of 1,100 to 1,700 square foot homes.
He credited the success of the project to the people of the town of Minden for putting in the time to research, write and publish the book, "Minden Plan for Prosperity" published in Oct. 2002.
"The Town of Minden spent months and months putting together their prosperity book," said Coleman. "It was purely their wish list. I told them this is what I saw you want. It's pretty cool because it was."

"The foundations are framed and poured and the sidewalks are up," said Reyes of the subdivision.
Coleman dedicated one lot in between the charter school and the future health spa to preservation of the Martin Slough, irrigation land needed to allow natural drainage, according to Reyes.
Related plans in the works include Lucerne Street at Highway 395 receiving a signal in approximately August 2005, she said.
The Minden Village project, approved by Douglas County one year ago, is just one that K&S Properties is currently working on. The group has also purchased 20 acres in Carson City to develop a business/retail center at the 395 bypass area near Carson-Tahoe Hospital.
All the buildings in Minden Village are designed in the style of famous architect Frank Lloyd Wright, according to Reyes, who said that Carson City officials have asked for the same look for the new Highway 395 entry into Carson City from Reno.
The developers hope to break ground on this project by the end of the year.
